GREEN BAY, Wis. (WBAY) - Short-term rental owners in Green Bay are speaking out over a proposal by the city that they say could put them out of business.
The city’s Equal Rights Commission says the new rules are needed to preserve affordable housing, as properties are taken off the market for investment opportunities.
Action 2 News Jason Zimmerman spoke to a short-term rental owner who has 11 properties in the City of Green Bay, one just blocks from Lambeau Field.
He receives a ton of business from fans on game day, but he is against a proposal that requires a minimum stay of at least seven nights.
In the shadow of Lambeau Field, Jason Fischer has a short-term rental he built specifically for fans coming to Titletown for game day.
But that investment is now one of the many properties that would struggle under a new minimum stay requirement, approved by the Green Bay Equal Rights Commission Monday night.
“You got over 70,000 people that came to a Lambeau Field home Packers game. How many of those people do you think stay for seven nights? None, so the majority of our bookings are two-to-three-night stays,” Jason Fischer with Stay Green Bay, LLC, said.
Alderperson Joey Prestley, who sits on the commission, says the regulations he supports, on short-term rentals, are meant to preserve affordable housing options.
“When I look at my constituency, those people are looking for a home, they’re looking for that next step, and that has been increasingly out of reach for regular people in this city,” Prestley said.
Prestley says the new regulations also include quiet hours, occupancy limits, and parking restrictions. Plus, there’s a three-strikes policy for violations.
“We don’t want to punish anybody, but what we do want to do is disincentivize treating housing as a commodity, treating it as an investment opportunity,” Prestley said.
Changes, though, could be made, as the recommendations make their way through the city council, but Fischer says, forcing him to sell isn’t a viable solution.
“The problem is if we’re forced to list our properties for sale as a result of this seven-day minimum stay, these aren’t affordable housing; these aren’t properties under 300 thousand dollars that are all of a sudden going to influx first-time home buyers being able to purchase properties,” Fischer said.
The recommendations for short-term rental now go before the city’s plan commission, which meets Monday at 6 p.m.
