The transformation of one of the NFL’s oldest venues is officially underway, marking the start of a $1.4 billion overhaul that will temporarily push a historic franchise 150 miles from home.

While construction at the Buffalo Bills' new $2.1 billions stadium was halted due to vandalism, the Jacksonville Jaguars have begun full-scale construction on their sweeping renovation of EverBank Stadium, a project the team has branded the “Stadium of the Future.”

The work signals the next phase of a multiyear plan that will ultimately force the Jaguars to relocate for the 2027 NFL season while construction reaches its most intensive stage.

City officials issued what has been described as the final and largest construction permit in late February, covering roughly $696.5 million worth of work across eight levels and more than 650,000 square feet of the downtown Jacksonville venue.

That approval pushed total permitted construction costs past $1.33 billion, with overall projections expected to exceed $1.4 billion before completion.

Construction crews have already begun removing large sections of seating, including significant portions of the upper 400 level. Capacity will drop sharply during the 2026 season to just over 42,000 as more than 27,000 seats go offline.

The reduction is designed to create space for expanded concourses, structural steel work and preparation for the installation of a translucent canopy roof.

Team president Mark Lamping said previously that the Jaguars are about 15 percent complete and remain on schedule for an August 2028 reopening. Steel beams connected to underground concrete supports are being installed around the stadium bowl to anchor the future canopy. Roof installation is expected to begin in 2027.

As part of the construction window, the Jaguars will host two regular-season games in London in 2026, creating additional time for uninterrupted building work.

The team has also outlined plans to play the entire 2027 season at Camping World Stadium in Orlando, roughly 150 miles south of Jacksonville. That temporary relocation still requires formal approval from NFL owners.

Camping World Stadium, which opened in 1936, is undergoing its own $400 million renovation in anticipation of potentially hosting the Jaguars. The upgrades include replacing upper decks, adding premium suites and modernizing back-of-house infrastructure. The venue is expected to be ready in time for the 2027 NFL season.

Under legislation approved by Jacksonville City Council in 2024, the city will contribute $775 million in public funding toward the renovation, with the Jaguars responsible for $625 million. Jaguars owner Shad Khan agreed to absorb additional expenses beyond the agreed funding structure.

The redesigned stadium will remain open-air but feature a next-generation translucent canopy intended to reduce interior temperatures by approximately 15 degrees while shielding fans from sun and rain.

Plans also call for 140 percent more concourse space, nearly 200 new points of sale, additional escalators and elevators, upgraded restrooms, new field-level club spaces and expanded private suites. Flexible seating could reach up to 71,500 for major events.
