Elite football is no longer decided only on the pitch. The clubs that stay at the top keep spending on the places players recover, eat, brief and train, because those details now sit beside transfers in any serious plan.
That arms race has sped up across England. New hubs, women’s buildings and academy sites have opened in the last few years, and the next wave of projects is already being drawn up on estates far from matchday stadiums.
Planning is often the hard part. Green Belt land, traffic, drainage and the look of the countryside can slow a scheme even when a club has the money and the acreage.

Arseblog News reports that Arsenal are exploring a significant redevelopment of their training facilities at London Colney, alongside a wider look at infrastructure that also includes Emirates Stadium. The plans are at an early stage and could still change.
The idea under consideration is a new purpose-built hub for the men’s first team at the Sobha Realty Training Centre. Performance, medical and rehabilitation space, changing rooms, offices, restaurants and media facilities would sit together under one roof.
The club already has those elements on site. The aim would be a cleaner, more modern layout for a side that wants to stay among Europe’s elite.

Arsenal Women already share much of the current complex and have their own dedicated building. It has been suggested that if the men move into a new hub, the existing facilities could in time be used exclusively by the women’s team.
Younger academy players train at Hale End. Scholars still move to London Colney, and it is not clear whether any future project would reach east London.
The estate itself covers more than 140 acres, so space is not the obstacle. Planning may be. The complex was built largely on Green Belt land after Arsene Wenger pushed the club to leave shared facilities at Shenley. Permission came in 1998, the £10million site opened in October 1999, and the cost was more than covered by the sale of Nicolas Anelka.
A current application for a temporary 30-by-15-metre strength and conditioning gym for the women’s team, while their building is refurbished, is understood to be a separate job running in parallel.
The Sobha Realty naming-rights deal of February 2024 was framed as more than a sponsor’s board. Arsenal said it would let them “explore the development opportunities at the club’s training ground.”
Then-chief commercial officer Juliet Slot said: “Sobha Realty is a dynamic business with big ambitions. We’re excited to build on our partnership and tap into their extensive knowledge in property development. Their unrivalled experience will help us understand and explore the opportunities available to us, ensuring we’re always moving forward with world-class facilities for the future.”
Whether Sobha is shaping a new hub has not been confirmed. What is clear is that rivals have not stood still, and London Colney’s next chapter is now under review.
